Spray foam is stopping homes from selling
Spray foam was sold to thousands of homeowners as a quick way to warm a roof. Years on, it’s causing a very different problem. Because the foam is bonded directly to the underside of the roof, surveyors can no longer inspect the timbers or confirm the roof is ventilating properly.
The result is that many surveyors now down-value , or refuse to pass , properties with spray-foam roof insulation, and a lot of lenders simply won’t offer a mortgage against them. If yours is holding up a sale, a remortgage or an equity release, removing it properly is usually the fastest route forward.
We remove both open-cell and closed-cell foam, strip the roof back to clean, inspectable timbers, and leave you with a roof space a surveyor can sign off on. Where the original insulation has been damaged or removed along the way, we can re-insulate at the same time so you’re not left with a cold loft.

Free survey
We come out, get into the loft and tell you honestly what type of foam it is, how it’s been applied and what removing it involves.
STEP 02
Protect & contain
Access route sheeted down, loft hatch sealed and dust kept where it belongs , out of your landing and bedrooms.
STEP 03
Strip the foam
Foam cut and scraped off the rafters and membrane by hand, back to clean timber a surveyor can inspect.
STEP 04
Clear & re-insulate
Everything bagged and taken away, loft vacuumed out, and fresh insulation laid if you want the warmth back.

How long does it take?
Expect most jobs to take about a week. We’ll give you an exact timeframe during your survey so you know what to expect before work begins.
Will it damage my roof?
No. We use dry ice blasting, which lifts the foam off by thermal shock without harming the surfaces underneath. If the membrane has already been ruined by the foam, we’ll tell you and talk through options.
Open-cell or closed-cell?
We remove both. Closed-cell is harder and slower going, which is why we always survey before quoting rather than guessing over the phone.
Do I get paperwork for my lender?
Yes , we photograph the roof before and after and provide written confirmation of the removal for your surveyor or lender.
Will my loft be cold afterwards?
Not if you don’t want it to be. We can lay fresh loft insulation to current standards as part of the same visit.
